Our Projects

A new building in an iconic location within the Clifton and Hotwells Conservation Area. The project involves a 5 storey building containing two duplex apartments over a parking and access level. 

 

Each apartment has a balcony or terrace facing the harbour. The massing is a 3 storey brick volume cantilevered over the ground floor access. The upper storey is set back and clad with zinc., featuring sliding glass doors, rooflights and photovoltaic panels.

 

The project involves the demolition of an existing 2 storey building and the construction of a stepped 3 and 2 storey building containing 4 apartments. Private and visitor parking is provided in a landscaped forecourt. 

The design is aligned to Trafford LPA’s emerging Design Code, in order to provide a design which is influenced by the local context both in roof form and materiality. Red brick, cedar and dark grey aluminium details are the primary external materials.

 

A two storey rear extension to a two storey semi detached house. The pitched roof upper floor extension is stepped back to adjoin to a neighbouring property, providing a distinctive profile. A new open plan kitchen and living room opens out to the garden with bi-fold doors.

A new 3 bedroom house on the site of an existing semi detached house. A pitched roof brick volume provided generous glazing and a small balcony. A lower timber clad volume faces the existing garden and features a green roof and rooflights.

S10A provided planning design, and construction information. The project is due to start on site in 2024.

 

S10A were appointed to undertake a measured survey and detailed drawings of the Grade II listed Star and Garter pub, in support of a Listed Building Consent application. 

The consented works involve a new mural on the three storey gable elevation of Joy Division singer Ian Curtis, in support of Headstock and Shout 85258 in support of World Mental Health Day 2023. The mural was painted by the well known street artist Akse P19.

 

A single storey rear extension to a 2 storey semi detached house. The extension is sized according to Permitted Development Rights and features new glazed sliding doors and rooflights. 

Inside the ground floor has been remodelled in order to provide better relationships between the kitchen, dining, living area and utility room. 

 

S10A worked closely with the clients using an options based approach in order to agree the optimum solution. Key design features are the distinctive curved wall, generous glazing and an open plan layout designed specifically for the needs of the end user.

 

The project involves joining two separate properties; an Edwardian farm house and the former cow shed, which was converted to residential use in the 1990s. The new linking volume will contain a ‘contemporary country style kitchen and living room with views towards the open landscape. The proposed works also involve remodelling both properties in order to provide a continuous open plan layout and top lit spiral staircase. 

 

The project is due to be submitted for planning early 2024 following consultation with the local parish council members.

The project involves the demolition of existing single storey garages and the construction of a new end of terrace building with two flats. The accommodations makes provision for a building regulations Part M4(3) Wheelchair User dwelling at ground floor. The proposals are traditional in character along Portland road and more contemporary towards the rear. 

 

The project is due to start on site in 2024 and will involve a highly insulated steel and timber frame built to Passivhaus standards

Our project at Beaufort Close in Alderley Edge involves the remodel of an existing 1970s four bedroom house both internally and externally. A large open plan kitchen, dining and living area leading to the garden will be at ground floor; an additional master bedroom suite with dressing area and ensuite is proposed at first floor. 

 

Externally the house will be reinvented to provide a more contextural, yet more contemporary appearance. Red brick, timber and off site render will provide a new character and enhance the thermal performance of the building envelope. 

The existing property has a single storey side extension and various out buildings. The project involves a two storey side extension, a single storey rear extension and a re-built double garage. Internally the ground and first floor are extensively remodelled to provide an open plan living spaces facing the garden. 

 

This self build project was awarded planning consent in 2022 and due on site in 2023.

 

The proposals involve the construction of a single story garage and workshop building for a carpenter and furniture maker. The site is within an edge of settlement open landscape adjacent to a pond and stream.

 

The design of the building is inspired by simple agricultural sheds and will involve a simple material palette involving standing seam dark grey aluminium cladding, cedar cladding and glazing. 

 

The project was awarded planning consent in January 2024 and is due on site later in the year

A contemporary three storey rear extension to a two traditional two storey coach house in the Clifton and Hotwells Conservation Area. 

The design featured rectilinear volumes which adjoin a neighbouring property and step down towards the rear garden. Full width bi-fold doors open out to the garden.

Inside an open plan living space leads to a new 3 storey staircase, which is topped with a sliding rooflight.

 

The site is currently a row of 6 garages accessed by a long lane. The project involves demolishing the garages and provide a split pitched roof building contained two apartments. A landscaped courtyard provides parking and retained access to neighbouring properties.

 

Listed Building Consent to remodel a Georgian property in Congleton, Cheshire. Our work involved interventions to the rear elevation to include replacement windows and heritage style bi-fold doors, in addition to internal modifications. The project was approved in 2023 and will start on site in 2024.

Single storey rear extension to a semi detached property in Irlam. The project also involves remodelling the ground floor, underfloor heating throughout and sliding glass doors facing the garden.

Listed Building Consent was granted for works at the Railway Inn in Altrincham following fire damage. The proposals involve interior refurbishment, remodelling the first floor to provide guest rooms and enhanced security systems.

Housing in Newnham-on-Severn

Planning Consent granted for 153 new homes on land North of Newnham-on-Severn. The house types involve distinctive black and white contemporary 3 and 4 bed homes, traditional terraced houses and low rise apartment buildings

Woodhouse Lane

Demolition of an existing single garage at the rear of a semi detached property, to be replaced by a self contained annexe, providing a kitchenette, living area, bedroom and bathroom. The simple pitched roof building is timber framed and clad with brick.

 

Harry Stoke, North Bristol

The Local Centre at Harry Stoke provides 116 apartments across 4 three and four storey buildings. The building on the prominent corner has a retail unit with dedicated parking and cycle stores. Residential units are access via a shared landscaped courtyard.

Each unit featured floor to ceiling windows and cantilevered balconies accessed by sliding glass doors. The planning consented scheme provides 40% affordable housing.
